Lately, many of my completed exterior projects required exterior stucco repair or the correction of improper stucco installation, with the addition of new paint. So here's a few things to note if you've got a commercial or industrial business with a stucco exterior. Stucco, an ancient building material, is popular but can be prone to cracking, especially if not properly reinforced at the base layer and with an acrylic top coat. Movement cracking and buckling may occur over time, signaling the presence of moisture. And so commercial and industrial buildings will require patches and caulking to seal the stucco against the elements. Left un-repaired, the elements will only hasten the exterior's degradation. So when exactly should stucco repairs be done? As soon as big cracks, blisters and buckling start to appear. Keep your eyes on your stucco exterior. Not every day, but on occasion. Hairline and credit card-sized are typically normal. Anything beyond that, there is a small window of opportunity to make effective repairs. So it's good to be aware of the stucco integrity. After the patches or caulking have been applied and properly adhered, it will be necessary to cover the repairs with layer of paint to match the stucco's original pigmentation and add another layer of protection against moisture. A number of top coatings can be used, from elastomeric to concrete paints and lime washes. Keep in mind that caulking is only really useful in filling hairline cracks. Caulk can also be used to avoid a completely new stucco patch; but you’ll want to go with patching if the stucco is failing (falling off, buckling, etc.). With stucco repairs, I truly believe that this isn't simply a DIY project. It requires professional craftmanship—painters that know stucco well. Otherwise the damage may worsen and you'll be out a significant amount of money in the long run.
