Hartwell Corporate Campus — LEED Gold Achievement

When Hartwell Properties retained Moorhouse Coating for the interior and exterior repaint of their flagship five-building corporate campus in Phoenix, LEED Gold re-certification was a primary deliverable. Our team worked with the project's LEED consultant from preconstruction to select a full product suite of Green Seal GS-11 certified, zero-VOC coatings. Digital estimation reduced material orders to within 2% of actual usage, and leftover paint was redirected to our partner recycling facility — contributing directly to LEED MR credits.
Cool-roof elastomeric coatings were applied to all five rooftops, covering 62,000 square feet of membrane surface. Post-project energy modeling by the project engineer projected annual cooling energy savings of 148,000 kWh — equivalent to powering approximately 13 average U.S. households for a year. The campus HVAC runtime dropped measurably in the first summer season after completion, validating the model predictions.
Hartwell Properties received LEED Gold re-certification eight months after project completion, with IEQ and Energy & Atmosphere categories both achieving maximum available coating-related points. The client has since enrolled Moorhouse Coating as its preferred painting contractor across all seven properties in its Southwest portfolio — citing our environmental documentation process and zero-incident safety record as the deciding factors.
